General Accountabilities

  • Coordinate the support of all business activities associated with acquisitions for transmission and distribution projects, and the acquisition of property rights for Hydro One Networks Inc. related to private landowners, railways, pipeline and other utilities, Indigenous communities, and government agencies, as directed by the Real Estate Services Supervisor and senior management.
  • Monitor the progress of acquisition projects, project schedules and provide continued support for negotiations, meetings, documentation review and preparation for all acquisition projects assigned.
  • Support, coordinate, and document the activities associated with the acquisition of real estate rights (e.g., land purchases, leases, acquisition projects, and easements) in line with the needs of the Real Estate Services Supervisor and senior management for Hydro One Networks Inc. for capital construction projects and other network requirements.
  • Identify and map land rights (e.g., owned and easement land) for Hydro One negotiations and property owner discussions via IREIS and other systems.
  • Assess property owner information and land rights and encumbrancers using various Real Estate and Hydro One databases (e.g., IREIS, Geowarehouse ) for Real Estate team and other internal client groups.
  • Arrange for the procurement of services for the acquisition projects as directed by senior management and the Real Estate Services Supervisor, as required.
  • Assist in the finalization and registration of easements and purchases throughout the province where property rights are requested and deemed necessary by Hydro One.
  • Coordinate and produce project estimates for transmission projects (and distribution projects, where necessary) for the Real Estate Services Supervisor and senior management.
  • Coordinate, compile and provide support for all real estate documentation related to regulatory submissions for senior management and the Real Estate Services Supervisor (e.g., OEB submissions – applications for Leave to Construct and Authority to Expropriate, environmental assessment and other regulatory obligations).
  • Assess and evaluate appraisal information from selected vendors, coordinate the negotiations of property purchases for projects, and provide easement acquisition coordination/support on major projects.
  • Work with internal clients to assess their property information needs and assist in the scheduling of property acquisition work programs; ensure that real estate requirements are incorporated into their schedules.
  • Liaise and meet with external stakeholders when required.
  • Prepare correspondence for signature by senior management and the Real Estate Service.
  • Prepare transaction summary documentation and secure the appropriate transaction approvals from Real Estate Services supervisor and management.  Communicate findings in reports and recommendations to senior management for use in real estate related project negotiations.
  • Maintain project and other real estate information using electronic systems and databases (e.g., database creation, inputting, and maintenance of land rights, property contact information, appraisals, Leave to Construct applications, Authority to Expropriate applications, OEB decisions, and other departmental information).

Essential Experience:

  • Requires experience in a real estate environment. Candidate should have a good understanding of real estate terms and principles (including appraisal principles), practices, legal documentation, and GIS mapping systems and other similar drawings (e.g., references plans and sketches).
  • Requires a knowledge of process and plans associated with severance and expropriation processes under the Electricity Act and the Planning Act.
  • Requires experience in dealing with internal customers, property owners, the general public, government agency staff, and both  private and public sector representatives including lawyers, to assist in negotiating, processing or finalizing real estate transactions.
  • Candidates should have a general understanding and be familiar with assessing and compiling project costs as well as procurement activities associated with acquisition projects.
  • Requires an excellent oral and written communication skills to effectively communicate with various internal customer groups and external stakeholders  including property owners, consultants, contractor, and legal representatives
  • Must have an excellent working knowledge of computer software applications such as, SAP, and SharePoint,   Microsoft Office suite of programs (e.g., Word, Project, Excel).
  • Requires experience with Hydro One real estate specific systems such as IREIS and other Real Estate databases (e.g.,  Geowarehouse, RealTrack) and GIS applications and mapping.
  • Requires experience to input, retrieve and maintain computerized data and plot geographic information.
  • This position necessitates the ability to work in a team environment. Overnight travel throughout the province may be required.
  • This knowledge is considered to be normally acquired either through the successful completion of Grade XII in a Secondary, Commercial or Technical School plus intermediate related courses or by having the equivalent level of education.
  • A period of up to four years is considered necessary to gain this experience.
